This is a true turn key operation with a 21 year long kill history. Farm is located on the middle fork of the obion river inside beanswich refuge. Situated at the end of mckelvey road. Seller has the only deeded access through the refuge gate to the back 28ish acres where the flight duck hole is located as well as 2 big buck stand locations. This makes this property a very rare and unique find.  The front duck hole is approx 12 acres of flooded corn bordering the refuge with 10" electric well and gate valve. The duck pit is a bradley 24 feet long with dog box, bench seat and electric. The back duck hole is located inside the refuge where spring creek dumps into the obion creating excellent flyaway. This hole is a natural slough that the seller has been hunting for the last 21 years. Its approx 4 acres of open water with boat ditch to blind for easy access or you can simply park your ranger and walk into blind. Blind is 24 x 30 with boat storage underneath,shoots 8, generator wired for ice eaters, wired for robos. Carport in place in boat ditch to keep boat dry. During the wet season(duck season) there are approx 400 acres of water on the refuge surrounding this hole. The buck hunting is excellent as well due to the natural funnel created by the obion and spring creek. 2 proven stand locations as you can see in the pictures. The seller isnt a big deer hunter but he says you can kill a 140 plus every year in this location. Daughter killed a 162 last year. Seller Said he saw bucks 34 different times in a single morning hunt, said he may have seen some of the same bucks more than once but that it is still one heck of a hunt!!
